FAQs for living with ABT Property Management

  • Is there an application fee?

    ABT Property Management’s application fee is $40. This fee is non-refundable. 


  • Do you offer short term leases?

    ABT Property Management strives in being flexible and providing our residents with the best service we can. To achieve that, we offer various floor plans, amenities, and lease terms throughout our portfolio. Short term lease fees may apply. 


  • Can I see an apartment before I apply?

    Yes! ABT Property Management offers options for in person or virtual showings. Please note, some apartments may still have a resident living in them and therefore advance notice will be required prior to showing. 


  • What’s needed to move in?

    All of our apartments require an application to be filled out. After an applicant is approved, a security deposit will be required to hold the unit. A lease agreement will be signed between the approved applicant and management. We offer electronic applications and lease signing. 


  • How do I pay my utilities?

    For properties with separate utilities, an account will need to be set up with the specific provider PRIOR to moving into your new apartment. Please contact your property manager to inquire on property specific providers. 

  • Do you allow pets?

    Most of our properties welcome pets. Pet fees and restrictions apply. 

  • How do I pay rent?

    ABT Property Management invites you to activate your resident portal. Here, you can pay rent, submit maintenance, view lease documents, and more. If you do not have access to the internet, please contact us to discuss other payment options. We do not accept cash. 

  • What if I need maintenance?

    Using the resident portal, you can send a maintenance request right to us. Or you can call our main number to speak with one of our team members. 

  • How do I give notice to vacate?

    ABT Property Management requires written notice to vacate. For your convenience, notice can be given in your resident portal.  Please check your lease or call us regarding notice criteria. 

  • Is there an option for a month to month lease?

    After your current lease expires, you will have the option to renew, give notice to vacate, or renew on a month to month lease with an additional fee of $50/month. 

  • When is rent due?

    Rent is due on the 1st of every month. Late fees apply if rent is not received per your lease terms. 

  • What if I need to vacate before my lease is up?

    Please refer to your lease agreement for proper notice criteria. If you need to vacate before your lease expires, an early termination fee of $500 is required. Rent and utilities are your responsibility until the unit is rented by someone else, or your lease term expires, whichever happens first. 

  • Is my security deposit refundable?

    Security deposit refunds are determined after you move out. Any rent or fees owing at move out will be deducted first. Once a move out walk-through has occurred, any damage deemed above normal wear and tear will be deducted from your deposit. A full list of potential charges is available upon request. 


    Professional steam cleaning of any carpet in the apartment is required per your lease agreement. This can be deducted from your deposit or proof of professional cleaning can be provided. 


    To ensure a timely return of your deposit, make sure to give us your new address.
